When you get to prestart, your contract has been signed, working drawings produced, and approvals (shire, etc.) sought. One change, even a tiny one, can throw everything back into planning. Jumping you back a couple of stages in your pre-construction journey and adding weeks, if not months, to your build.
This is ok if you’ve got all the time or money in the world, but in this booming market, where materials (bricks, timber…) costs more each month, it can open you up to price rises. Something we try to avoid at all costs.
