Promotion Name: “Fixed Site Cost Guarantee – 1 April 2026”
Promoter/Builder: La Vida Australia Pty Ltd (ABN 36 645 789 993), trading as La Vida Homes SA (BLD 324482), of 19-21 Beulah Road, Norwood, SA 5067.
Pricing Assumptions:
Pricing is based on assumed site conditions, including:
- Standard footing detail.
- Bushfire Attack Level (BAL) ratings.
- Coastal conditions.
- Noise package requirements.
- Standard house size.
The lot must be:
- Located within a greenfield development.
- Titled for no longer than 12 months from the date of issue.
- A flat site with no more than 200mm fall in any direction.
- Within development and council required building setbacks.
Please Note: This siteworks cost is fixed, except in the following circumstances: any changes required to the footing design and siteworks requirements after the engineer conducts site investigations including borehole testing and site surveys. Any such charges will be determined upon completion of the Construction Engineering report.
Home Orientation and Design Adjustments:
La Vida Homes reserves the right to adjust the orientation and/or setbacks of the home design to suit site conditions and compliance requirements.
Variation of Fixed Site Costs Offer:
La Vida Homes may revise or withdraw the fixed site costs offer at any time until completion of Construction Engineering report.
Fixed Site Costs Inclusions (If required):
Fixed site costs include the following, where applicable:
- All necessary earthworks, including cut, fill, compaction, and removal of light vegetation within the foundation pad area.
- Connection of utilities including power, sewer, water and gas.
- Engineering services including site report, full certification, council inspections.
- Roof-safe fall protection (excluding scaffolding and handrail to retaining walls due to height variation).
- Stormwater disposal and associated drainage.
- Relevant local government fees (e.g. building permit, and council deposits).
- Boundary fence removal and reinstatement (only where a boundary wall is required; does not include asbestos or gate removal).
- Concrete pump usage.
- Kerb and footpath repairs (due to construction-related damage).
- Trafficable sewer lid in the driveway area.
- Provision of 90mm PVC pipe under the driveway for future owner-installed reticulation.
- Crossover installation, including paving and sub-base.
Fixed Site Costs Exclusions:
The following items are not included in the fixed site costs offer:
- Removal of heavy vegetation and building waste (e.g. full grass coverage, trees, or dumped debris).
- Installation of new services or relocation of existing infrastructure (e.g. power connection, water meters, sewer mains, or gas lines).
- All costs associated with underground power connection outside of stand contract runs.
- Requirements for wind zones above N2 rating.
- Retaining walls of any kind (e.g. concrete sleepers).
- Dropped footings required due to site slope.
- Scaffolding due to unsafe site conditions.
- Rock breaking
- Any additional requirements to siteworks or footings nominated by council or engineers.
Please Note: Exclusions are subject to change upon confirmation of site-specific classification by an engineer.
Additional Conditions:
- La Vida Homes may vary or withdraw this promotional offer at any time prior to PPA signing. For clients who have already signed a PPA or building contract, the Fixed Site Costs Guarantee will remain as originally agreed at the time of signing.
- Only applicable to land titling within 12 months (land titled charge delays still applicable).
- La Vida Homes Travel Charges applied (as applicable).
- Not applicable to heavily modified custom jobs.
