Can I build a custom design?

You sure can. Custom designs are right up our alley – especially when it comes to single-storey homes. Our design team is all about crafting unique floorplans, and they love the chance to start from a blank slate.

Just chat to your New Homes Consultant about what you’re looking for. From there, our drafting team will bring your ideas to life, and our estimators will crunch the numbers to keep it all within budget.

The whole process usually takes anywhere from a couple of days to two weeks – and the best part? It won’t cost you a cent.

A turnkey home means everything you need to move straight in. Floor coverings, blinds, and internal painting are already included.

No extra running around, no last-minute surprises, just a home that’s ready when you are.

At La Vida Homes, we offer a range of specification levels so you can choose what suits your lifestyle (and your budget). Want the full turnkey experience? Done. Prefer to finish off a few touches yourself after handover? That works too.

In short, we give you the flexibility to decide how move-in-ready you want your new home to be.

Not in the traditional sense—and that’s by choice. While some builders inflate prices just to offer a “discount,” we prefer to keep things real. No gimmicks, no fine print—just transparent pricing from the start.

Instead of flashy promos, we focus on delivering real value where it counts. Here’s what you will get with us:

  • A full year of post-build maintenance
  • A 12-month build time guarantee
  • A lifetime structural warranty

So while we might not do “special offers,” we think long-term value and total honesty are a better deal.

 It’s always a good idea to budget a little extra for things that can be tricky to predict upfront. This includes site works and other factors like bushfire ratings, soil conditions, or coastal influences. Each of which can vary depending on your location, sometimes even from one street to the next.

If you’re unsure, your New Homes Consultant is the best person to talk to. They’ll help you understand any potential extra costs. If they don’t have the answer right away, they’ll make sure to find it for you.

We don’t, and here’s why: we believe in doing one thing really well, rather than spreading ourselves too thin. Our focus is on creating exceptional single-storey homes.

All of our single-storey designs are available in your choice of construction method—brick veneer, double brick, or fully framed—all at no extra cost. We think you should have the freedom to choose the method that suits your needs and style, not the other way around.

Good news—we don’t charge for the time, expertise, or effort that goes into our New Home Consultations or custom designs. We believe these are essential parts of the process, and without them, you’d be heading into the journey blind. That’s just not how we do things.

The only exception is that any custom floorplans we create are copyrighted to La Vida Homes, meaning they can’t be taken and built by another builder. But honestly, that seems pretty fair, right?

It’s like if Adele allowed someone else to perform a half-hearted cover of her song “Hello”—no one wants that!
