Terms and Conditions

Promoter/Builder: La Vida Australia Pty Ltd (ABN 36 645 789 993), trading as La Vida Homes SA (BLD 324482), of 19-21 Beulah Road, Norwood, SA 5067.

Warranty Overview:

All La Vida homes built under contracts signed on or after 1 January 2021 are covered by our Lifetime Structural Warranty, valid for as long as you own and occupy your home. This warranty reflects our confidence in the quality of our construction. If a structural issue arises, we will take responsibility and conduct the necessary repairs – subject to the conditions below.

What’s Covered:

We will repair structural failure to the following key components, in accordance with the Building Code of Australia and relevant Australian Standards:

  • Structural timber and steel in wall and roof framing (AS 1684).
  • Load-bearing brickwork (AS 4773).

Please Note: Structural failure is defined as damage rated Category 3 or higher under AS 2870. Minor cracking does not qualify.

What’s Not Covered:

This warranty does not apply in the following circumstances:

  • Inadequate or improper home maintenance.
  • Post-handover changes in site conditions (e.g. soil erosion, tree root growth).
  • Natural events such as storms, fire, flooding, drought, or earthquakes.
  • General wear and tear or minor cracking.
  • Misuse, neglect, or unauthorised structural alterations (including pools and landscaping).
  • Failure to follow our maintenance requirements or CSIRO guidelines.

This warranty is non-transferable and applies only while the original purchaser remains the owner-occupier of the property.

Your Responsibilities:

To keep the warranty valid, you must:

  • Maintain the home in accordance with your Building Contract documentation and the CSIRO Guide: Foundation Maintenance and Footing Performance – A Homeowner’s Guide.
  • Notify La Vida Homes promptly in writing upon identifying a suspected structural defect.
  • Allow access for inspection, assessment, and repairs (if deemed eligible).

Failure to meet these responsibilities may result in the warranty being voided.

Additional Conditions:

  • This warranty applies only to structural components. It does not cover cosmetic or non-structural items such as cabinetry, benchtops, floor coverings, or surface finishes.
  • All claims are subject to inspection and verification by La Vida Homes.
  • No verbal advice or informal representations will override these terms.
