In most cases, yes—stamp duty still applies (the government never misses a beat!). But if you’re a first home buyer, there’s good news. You won’t pay any stamp duty at all if your land is priced under $350,000. And if it falls between $400,000 and $450,000, you’ll be eligible for a reduced, concessional rate.

If you’re not buying your first home, you’ll still catch a break—you’ll only pay stamp duty on the land portion, not the house build. That means you could end up paying significantly less than if you were buying an existing home. We’ll take that as a win.
